Gutter Repair in Murphy, in the Order Things Fail

There’s a fairly reliable sequence to it, and knowing the sequence saves money, because the early item is cheap and the late one isn’t.

• Corner miters weep first. A dark stain running down the brick below an inside corner is the classic sign, and it usually shows up years ahead of anything else.
• Hidden hangers back off next, so the run develops a low spot in the middle and holds water. Standing water grows algae, adds weight and speeds the sag along.

Hail, and the Line Between Dented and Done

Murphy borders Wylie, which took the worst of the supercell on April 11, 2016: a record 5.25 inch hailstone, with around eighty percent of Wylie homes affected. Storms of that size do not respect city limits, and a lot of Murphy roofs and gutters have been through more than one hail event since the neighborhoods went up.

Dents in a gutter face are cosmetic more often than not. Aluminum takes a dimple and keeps carrying water perfectly well, and a contractor who tells you a dented trough has failed is selling, not assessing. Stepping Up a Size While the Old Run Is Coming Down

Replacement is the one moment when going bigger costs almost nothing extra, because the ladder work, the tear-off, the haul-away and the labor are identical whether five-inch or six goes back up. Only the metal differs: aluminum 5-inch K-style is $7 to $14 per linear foot and 6-inch is $8 to $16.

Six-inch is what we put on two-story elevations, on the steeper pitches Murphy builders used for the larger plans, on long valleys, and on any house where the trees planted in 2003 have finally grown into the roofline. It carries a good deal more water and takes a three-by-four downspout in place of a two-by-three, which is often the part that was undersized in the first place. Roughly, a 1,500 square foot roof carries 150 to 200 linear feet of gutter and downspout, a 2,500 square foot roof 200 to 300 feet, and a 3,500 square foot roof 350 or beyond.

Gutter Installation Where a Murphy Roof Never Had Any

Not all of the work in this town is taking old metal off. Murphy lots came with room at the back and twenty years of owners have used it: covered patios, screened porches, sunrooms, detached shops and garage extensions. Almost none of those roofs got a trough when they were built, so each one has spent every storm since dropping a curtain of water onto a patio slab, a walkway or the soil beside a pier.

A bare fascia is straightforward to hang and it’s the one job with no inherited mistakes in it. There’s no existing routing to copy, so the drops go where the water concentrates on that particular roof and where the discharge has somewhere to travel once it lands. Reading the Fascia Before Anything New Goes Up

Gutter hangs off the fascia board. If that board has softened, the finest seamless run in the county will pull away from it inside a couple of seasons, so the board gets dealt with first. That’s the only order the work can happen in, and it’s not an add-on.

On a Murphy house the news is usually good. Twenty-five years is not long for painted fascia that has been kept up, and most of these homes have been owner-occupied the whole time by people who paint. Cedar elm is the one worth knowing about, because it seeds in fall, through September and October, while the American elm waits until late winter. Those samaras are small, they come down in volume, and they pass straight through a coarse screen to collect at the outlet. A house that has never had a gutter problem can find itself with plugged downspouts one October simply because the elm in the side yard reached the size where it produces seed in quantity.

That shapes the guard decision. Expanded steel screen, the Roll Lock type, is from $5 per linear foot and deals with leaf and coarse debris. Micro-mesh in stainless and aluminum is from $10, and the weave is fine enough to hold seed, roof grit and small litter, which is exactly what an October elm delivers. The names in that category are Leaf Blaster, Hydroflow and Flow Shield. Hinged and heavier-gauge covers aren’t products we fit. Nothing on that list ends cleaning, and what both of them do is head off the packed clog that puts water over the front edge in the middle of a storm. How Often Murphy Gutters Need Cleaning

Most houses here do well on two visits a year: one in late spring after the catkins and early drop, one in late fall once the elms and oaks have finished. K-style is on essentially every roof in Murphy and it’s what will go back on. Aluminum is the material for nearly all of it: no rust, a baked-on finish that holds color through the summers, light enough that the fascia isn’t carrying more than it should, and formed seamlessly in your driveway so a long elevation gets one unbroken piece of metal. Copper in K-style or half-round is available for the houses where the architecture asks for it, and half-round sheds debris better because it has no interior corners.

Galvanized steel is off the list, and we won’t quote it either. Making a gutter out of steel means cutting it, screwing it and seaming it, and every one of those breaks through the zinc protecting the metal. Is there a way to tell from the ground whether my hangers are going?

Can you take extensions underground so they do not show?

What we install stays on the surface, where it can be looked at and cleared. A buried line collects silt in the low spot, and once it’s blocked there’s no access to clear it without digging the yard up.
