The southern end of The Colony is a different product entirely: taller elevations, steeper pitch, larger contributing roof planes, more valleys, and in the denser sections very tight side-yard setbacks. Steep planes concentrate water into inside corners quickly, so capacity rather than debris is the limiting factor. These are the homes where 6-inch K-style and additional outlets earn their cost immediately, and where a single downspout trying to drain an entire elevation is the thing to look for.

Tight setbacks also change the discharge plan. When houses sit close together there is nowhere good for water to go, and two downspouts aimed at the same three feet of side yard will keep that strip saturated year-round. On those lots we usually run the discharge to the front or back rather than fight it.

How We Spec an Exposed Elevation

On wind-exposed runs in The Colony we build tighter and heavier than the default:

  • Hanger spacing. Standard hidden-hanger spacing gets tightened noticeably on exposed elevations, so no single hanger carries a long unsupported span under uplift.
  • Screwed hangers, never spikes. Spike-and-ferrule works loose under repeated flex. Hidden hangers driven with screws into solid fascia hold far better under cyclical wind loading.
  • More downspout straps. An unsupported downspout run on an exposed wall will oscillate and eventually tear its strap out. We add straps rather than meet a minimum.
  • Guard selection with wind in mind. Drop-in foam and loose screens that simply sit in the trough can lift. If a house needs screening, we use a system that mechanically fastens down.
  • 6-inch profile on the elevations catching angled rain, paired with 3×4 downspouts, which move roughly twice the water of 2×3.

Every run is cut on-site from coil, so a long lakeside elevation gets one continuous length of seamless gutter with no mid-run joints for wind to work open. Seams are the first thing to fail on an exposed wall, so the fewer of them, the better.

Attached Rows and Multi-Building Property in the Denser Sections

Not everything in The Colony is a detached house on its own lot. The denser building at the south end includes attached rows and multi-building property, and a gutter on that kind of elevation is a different job from the moment you put a ladder against it. In those sections one continuous run may cross more than one ownership, and the downspout that serves your roof may be fastened to somebody else’s wall.

That has practical consequences before it has technical ones. Where the run is continuous, cutting it at a property line to work on half of it introduces a joint exactly where there was not one, so the sensible unit of work is the whole elevation rather than one unit’s share of it. We would rather quote the elevation and let the owners or their association in The Colony split it than leave a seam sitting over somebody’s front door.

The end units are where the wind argument on this page lands hardest. An interior unit is sheltered on both sides by its neighbors. The unit on the end of a row, with open ground beside it, takes the full loading described further up, on the same hardware and the same spacing as the sheltered ones, which is why the end of a row is almost always the first section of a run to sag on this side of The Colony. Scheduling is the last difference. Whether responsibility for a shared run sits with the owner or the association is a question for your own documents, and it is worth settling before the work gets booked rather than afterwards.

What Gutter Work Costs in The Colony

Where the Water Goes on a Lot That Drains Toward the Lake

The Colony sits on Eastern Cross Timbers ground, sand at the surface over the clay subsoil that runs through this whole lake belt. That subsoil swells when it takes on water and shrinks hard during a dry August, and the cycle is what moves slabs here just as deep prairie clay does further east. Concentrating roof runoff at the corner of a foundation and then letting the same soil bake out is the most reliable way to cause the problem, and it is the easiest one to prevent.

Lots on the lake side of the city often carry noticeable grade toward the water, which helps in the sense that gravity is on your side, and hurts in the sense that fast-moving surface water cuts channels and erodes beds and bare soil. The right answer is usually to move the discharge well out from the slab and then spread it rather than concentrate it. Cleaning Timing for a Light-Canopy City

Compared with the older inland suburbs, most of The Colony has a young to moderate tree canopy, which means the cleaning schedule is lighter than a homeowner moving from an established neighborhood might expect. Two visits a year is the floor we work to, and on most homes in the newer sections that is all it takes: one in late fall after the last drop and one in spring ahead of the March storm months. Move to three if you back to the shoreline greenbelt or have a mature tree sitting over the roof.

What does need checking here more closely than elsewhere is the hardware. At each of those visits, look at whether the run is still level, whether any downspout has lost a strap, and whether the fascia behind the gutter shows staining. Why do my gutters keep pulling away from the house?

Water runs behind my gutter instead of into it. What causes that?

My house does not have many trees. Do I still need guards?

Frequently not. In sections with light canopy, wind-blown debris from neighboring lots is a nuisance rather than a blockage, and the standard two clean-outs a year handle it. Guards make sense here mainly on lots backing to the shoreline greenbelt or under a large established tree.

Does being close to the lake mean I need different materials?
